Four kinds of special

These are the properties that rarely appear in a standard search.

Villas with views

Views over the Kinneret, the Galilee hills and Mount Meron. Look in Rosh Pina, Tzfat, Kfar Vradim and the Golan.

Historic stone houses

Old stone houses in Tzfat’s Old City and in the old core of Rosh Pina: thick walls, arched doors, lanes you can walk.

Tzfat →

Farms and agricultural land

Orchards, olive groves and moshav farmsteads.

Who it’s for

Buyers who want something no listing offers

You have a picture in mind, a view, a house with a story, and a standard search has not found it.

Retirees

You want space, quiet and a garden, and you have the time to look for the right one.

Families planning a guest house or farm life

You are thinking of guest units, an orchard or a small business, and you need to know what the property and the land allow.

Buyers looking for a legacy property

You want a place that can stay in the family for generations.

How ownership differs

The same price can buy very different rights. Which kind of ownership you get matters as much as the house.

Private freehold in the old moshavot

Some plots in the old moshavot (Rosh Pina, Yesud HaMa’ala, Metula, Yavne’el) are privately registered land. Most land in Israel is not: the Israel Land Authority says 93% is public. Check the land registry extract for every plot, because not every plot in these places is private.

Moshav farmsteads (נחלה)

A farmstead is generally held on lease from the Israel Land Authority. A transfer needs the approval of the moshav’s agricultural association, and the Authority charges consent fees on the farm land. The residential rights are defined by the Authority’s rules; the rest of the farmstead is agricultural.

The framework has changed over the years. Ask your lawyer for the current rules and fees for the specific farmstead.

Agricultural land

A building permit is given only if the work or use matches the plan. On agricultural land that limits what you may build and what business you may run, until the plan allows more.

What to watch for

  • Unpermitted additions

Compare the municipal building file with what is actually built. A permit is required before building (Planning and Building Law, section 145). Ask your lawyer whether any orders or fines attached to the property would pass to you.

  • Heritage rules

Tzfat’s Old City and Rosh Pina’s historic core may carry conservation rules for renovation and extension. Ask the local planning committee which rules apply to the specific house.

  • Old stone houses

Damp, structure and the cost of renovation can surprise you. Get an engineer’s survey before you commit.

  • Views can be built over

Check the plan for the land in front of the house. A view you love today may not be protected.

  • A small market

Special properties take longer to sell. Price your purchase, and your timeline, accordingly.
